This is an essential document in the Closing process. Please have your Real Estate Agent send your completed agreement to our office. Upon receipt, our Specialists will begin working with your agent to promptly commence your Closing.
All relevant public records will be examined and researched for any information pertaining to the property’s title. If any title defects are discovered, they must be dealt with before the new buyer(s) can possess the property. In the case that an Abstract exists, we must keep this document to research title. The Abstract will then be updated and transferred to the new owner(s) at the time of Closing.
As a seller, you will receive a Seller Information Sheet via mail and/or email. We ask that you return this completed form to our office in a timely manner. This Information Sheet will authorize us, the Closing Agent, to receive your payoff information regarding any and all remaining encumbrances (prior mortgages, property taxes, assessments, etc.) and/or liens on the property being sold. Working directly with your Agent and Lender enables us to accurately prepare the HUD-1 Settlement Statement, which discloses all costs and fees associated with your transaction.
Upon completion of your loan process, your Agent and Lender will coordinate a closing date with us at your utmost convenience. Please refer to our Closing Checklist and bring all necessary items with you to the Closing.
